Water Crisis - No Worrys

I hear a lot of fear today about the so called "water crisis" in California. Personaly, it doesn't worry me a bit. California has the firth largest economy in the WORLD. "Obviously, it's going to mean that choices are going to be made about who's going to get the water," said Brian Nowicki, a biologist with the Center for Biological Diversity in Tucson, Ariz.

Any drastic changes to the state's $30 billion agriculture industry would have national implications, since California's fertile valleys provide half the country's fresh fruits, nuts and vegetables, according to the Union of Concerned Scientists' study.

It is my opinion that the United States government will do everything possible to make sure that California has the water it needs to prosper.

Home Prices Deline vs. Increase

The headlines look somber "Home prices decline." But what does it really mean for you?
The news says, "In the latest bad news to hit the housing market, a new report shows that home prices dropped by 6.7 percent in October from a year ago -- a record decline. "No matter how you look at these data, it is obvious that the current state of the single-family housing market remains grim," one expert says."

But they fail to report that in California over the previous 5 years we had record gains that in some periods toped 22% a year! So a 6% loss isn't that troubling unless a person HAS to sell their home immediately and bought it at that top of the market. For someone staying in their home, a small loss is of no conscience. It's like a stock investor that sees their stock fall but doesn't realize the loss by selling their stock. If they wait until the stock recovers to sell it, for them there never was an actual loss only a temparory paper loss.

NOTICE OF TRANSFER FEE

Effective January 1, 2008, a seller has an obligation to make specific disclosures if the property being sold is subject to a private transfer fee. A transfer fee is defined as any fee that must be paid upon transfer of real property, whether imposed by deed, CC&R's or other documents, with certain exceptions, including transfer fees imposed by probate, trust, court orders, government agencies, or homeowners associations. These fees typically originate from an agreement between a developer and a government entity or interest group.

Possible New Power Plant in Ladera Ranch Area

The California Public Utilities Commission ordered energy utilities to construct additional power stations known as “peaker plants” to prevent brownouts like those occurring in the summer of 2006 and to meet growing demand for electricity.San Diego Gas & Electric has sited one such facility adjacent to its existing electrical substation near Antonio Parkway and Crown Valley Parkway, near the community of Ladera Ranch.

Proponents say that it will provide enough electricity for 30,000 households in South Orange County with little or no impact on the surrounding community. Opponents say it will reduce property values in the surrounding community and poses a health threat.

It has come to my attention that renters need to know that if their landlord isn't making the mortgage payment and is foreclosed on, the foreclosing bank has no obligation to return the renters deposit or honor any existing lease agreement.

The little things count. 77% of home buyers are now searching the Internet for homes before contacting a realtor. Homes with 6 photos are viewed in detail 299% more often. Yet, may realtors post one or no pictures. Since I know the difference is in the details, I post the maximum number of photos that each site will allow. On Realtor.com that is now 25 pictures per listing! For a seller or an out of area buyer that is pricless.
